Recently I heard about a development in South mountain having liens placed on the property of the existing home owners. This development is brand new and the homeowners have just moved in when they received notice that their property is having a lien attatched to it. Some liens were up to $20,000. This lien was from a subcontract of the developer. Apparently, the developer did not pay the subcontractor for services rendered...hence the lien.
If those homeowners had an Eagle Title Policy they would be protected from these liens. An Eagle Policy is additional coverage that protects the owner of "mechanics" liens even after they have moved in. So if you are thinking of buying a new home you might want to consider purchasing an Eagle Policy from your title company.
